Rental Agreement

This rental agreement is entered into between the guest, and owner. The receipt of your reservation deposit is hereby acknowledged. You are advised that a reservation deposit is not rent, but will be applied to your rent upon arrival. The payment schedule is listed on your confirmation;  please submit payments accordingly to keep your reservation.

Payment Schedule

  • A deposit is required for each reservation.
  • To confirm a reservation a 50% deposit is due.
  • 30 days prior to occupancy balance of rent is due in full.
  • A Security Deposit or credit card is required for each reservation.
  • You can pay with credit card as a Paypal guest.
  • NOTE : It is not necessary to have a Pay-Pal account.
  • Payments may be made by Visa, MasterCard, AMEX  via Paypal. Money orders are also accepted. (You don’t need to have a Paypal Account) If you need to wire funds into our accounts please call for instructions.
  • Please make all payments with credit/debit or wire transfer only.
  • NO personal checks.

Security Deposit

Your security deposit is not part of the rent.. Charges will be made on the security deposit for damages to the premises, electric charges exceeding the limit, excessive cleaning or laundry, late departures will be charged one night’s rental.

Tenants agree to comply with all house rules and regulations. If the deposit is not sufficient to cover the expenses, tenant agrees to pay the difference to the owner. The security deposit will be refunded approximately 15 days after your departure.

A signed rental contract including a valid credit card will be required prior to arrival. You are responsible for electric bills over $50 per week or $175 per month. Pools are heated by electric. In the event of damage, loss, soiling/staining, or incidental charges in the excess of any cash security deposit, the following Visa or MasterCard will be charged and a copy of the charges sent to the Tenant. Tenant’s agreement below executes this charge authorization. Tenant warrants that the agreement authorization below is the same as the back of the credit card. Pets are not permitted and constitute a serious violation.

A special agreement may be made between owner and guest regarding pet. This will require a Pet deposit.

Arrivals and Departures

The home is ready for check-in any time after 3:00 PM. check-out is scheduled for 10:00 AM. It is important that you be packed and ready to depart from the house by this time, as cleaning is required prior to any check-ins that might be due to arrive that afternoon.


A cleaning fee of $200 will be charged for each reservation. This is a private home and you are responsible for leaving it clean and tidy, in the condition you find it upon arrival The home is cleaned before arrival and after departure . Deductions will be made from your deposit for damage or extraordinary cleaning services that are required. When you depart, please check that you have left the house tidy, including kitchen, bathrooms, laundry area (in the condition that you found in on arrival).  Please make sure rubbish has been disposed and taken out on the scheduled pickup dates, dishes in machine , all AC and lights turned off.  Any excess cleaning charges at check-out will be billed to you.

Cancellation Policy

All cancellations must be received in writing . Cancellations will result in forfeiture of the reservation deposit . If the home is re booked your deposit will be returned with a $100 .00 cancellation fee charged.


Accommodations are fully furnished and are equipped with towels, linens, cooking and eating utensils. A starter supply of products will be provided for you. You are responsible to replenish as needed during your stay.


Notify the owner immediately if you discover any item that needs attention. Appliances, air conditioners, TVs, pool equiptment, etc. occasionally malfunction. While we cannot guarantee them to perform 100% of the time, we will correct the problem as soon as possible during normal business hours.
No refunds will be made for appliances, air conditioning or pool failure breakdowns.

Right of Access

Agent, owner and/or their assigns reserve and retain right of access to the rental premise during your occupancy for the purpose of repair, inspection, and showing. For showings, we will provide you 24-hour advance notice and will always endeavor to make an appointment suitable to everyone.

Hold Harmless Indemnity

Agent and/or owner of rental unit shall not be liable for any damage and/or injury to you or your personal property. You agree to indemnify the owner for any damages to the home grounds, furnishings, equipment, and household items therein, excluding normal wear and tear, which occur during guest occupancy. You further agree to hold the owner harmless against any claim for damage and/or injury, regardless of causation.

Acceptance by facsimile shall constitute valid binding acceptance of this agreement.
